All the relevant documentation will be made available shortly.

Description

The contents of the call for applications are summarised below in bullet points; we recommend that you read the official text carefully, which is available in the section: Documents – Relevant legislation.

You are eligible for the grant if you purchase your first home after 1 January 2026. Applications are also accepted for purchases that have not yet been finalised, provided you already hold a preliminary sale agreement or a purchase offer.

To be eligible to apply, you must fall into one of the following categories:

  • young people who have not yet reached the age of 40 by 1 January 2026
  • young couples where at least one partner has not yet reached the age of 40 on 1 January 2026
  • large families with at least three dependent children living with them (regardless of the parents’ age).

The grant you can receive amounts to:

  • €20,000 in the case of a purchase by young people
  • €25,000 for purchases made by young couples
  • €30,000 for purchases made by large families

The grant is increased by €10,000 if the household that will occupy the main residence includes at least one person with a certified degree of disability of 75 per cent or more.

At the time of the conveyance, the main residence must fall into one of the following cadastral categories:

  • A/2 – residential properties
  • A/3 – affordable housing
  • A/4 – social housing
  • A/5 – ultra-social housing
  • A/6 – rural dwellings
  • A/7 – small detached house

Ancillary buildings must fall into one of the following cadastral categories:

  • C/2 – warehouses and storage premises;
  • C/6 – stables, horse stables, sheds, garages (non-commercial);
  • C/7 – enclosed or open shelters.

The main residence may result from the amalgamation of several adjoining properties, and the deed of sale shall acknowledge the future amalgamation.

You may purchase shares in the property, provided this is aimed at acquiring full and exclusive ownership of the property used as your main residence.

The purchase, in full or in shares, from a spouse, a civil partner or a de facto partner, from relatives and in-laws up to the first degree, or from sole traders or companies linked to them, is not eligible for the grant.

Restrictions

Within 12 months from the date of the decision granting the subsidy, you must:

  • sign the deed of sale (if a preliminary agreement was submitted with the application) and register the property
  • if you are a large family who owned a residential property at the time of the application, sell that property, unless it is to be merged with the property for which the grant was applied for
  • transfer your registered residence to the main residence. The requirement to transfer your registered residence also applies to other members of the household who are residents of the main residence.

For 10 years from the date of the decision granting the subsidy or, if later, from the date of transfer of residence:

  • you must maintain your residence in the property (temporary exemptions are permitted only for documented reasons of health, work or study)
  • you must retain full ownership of the property
  • you may not let the property, lend it free of charge or grant any real right of enjoyment over it
  • you may not create new residential units by subdividing the property.

Who it's for

You are eligible for the grant if, on the date you submit your application:

  • you are a young person, a young couple or a large family

  • your ICEF indicator for the household designated as the occupant of the first home, as determined under the 2026 subsidised housing scheme (2025 income/assets), does not exceed 0.51
  • neither you nor any member of the household for which the first home is intended (the intended household need not necessarily be the same as the one to which you belong at the time of application) holds full and exclusive ownership of one or more residential properties, with the exception
    • the one for which you are applying for the grant (if you have already purchased it at the time of application)
    • that which has been awarded by a court order to former spouses, civil partners or de facto partners
    • the one in which you reside at the time of submitting the application if you are a large family.
  • you have purchased your first home after 1 January 2026 or have signed a preliminary sale agreement or a purchase offer
  • you have not received any other provincial grants for the purchase or construction of your first home, including through housing cooperatives, in the 10 years prior to the date of submitting your application.
