If you own a property that you would like to renovate with a view to letting it on the open market, you can apply for a capital grant to cover the cost of the renovation work.
The grant aims to encourage the refurbishment and increase in the number of properties available for rent on the open market at reduced rents to people in need of housing.
The grant, calculated on a per-property basis for each property to be let, covers 50 per cent of the costs incurred for the refurbishment works, with a minimum expenditure of €15,000 and a maximum of €50,000.
There is also a supplement of €5,000 per property if you intend to let the property using the social housing agency service offered by local non-profit organisations, or if thethe property for which you are applying for the grant was previously a short-term rental unit and has been reclassified for a different use with effect from 1 January 2026.
Restrictions
Once you have been awarded the grant, you will have 24 months to submit a statement of expenditure. If you are unable to submit the statement within this timeframe, you may request a single extension of up to 12 months for valid reasons. The application for an extension must be submitted before the deadline for submitting the statement.
The grant requires you, for a period of 96 months within the 10 years following the date of submission of the statement, to let the property directly to people in need of housing, including with the support of non-profit organisations that carry out social housing mediation activities, or by making it available to those same organisations.
These options are mutually exclusive and may be combined to fulfil the 96-month period.
You must draw up the tenancy agreement in accordance with Law 431/1998, applying a subsidised rent equal to the market rent reduced by 15 per cent. Calculate the market rent on the basis of the provincial provisions approved by Provincial Council Resolution No. 1060 of 10 July 2026.
