Description

If you own a property that you would like to renovate with a view to letting it on the open market, you can apply for a capital grant to cover the cost of the renovation work.

The grant aims to encourage the refurbishment and increase in the number of properties available for rent on the open market at reduced rents to people in need of housing.

The grant, calculated on a per-property basis for each property to be let, covers 50 per cent of the costs incurred for the refurbishment works, with a minimum expenditure of €15,000 and a maximum of €50,000.

There is also a supplement of €5,000 per property if you intend to let the property using the social housing agency service offered by local non-profit organisations, or if thethe property for which you are applying for the grant was previously a short-term rental unit and has been reclassified for a different use with effect from 1 January 2026. 

Restrictions

Once you have been awarded the grant, you will have 24 months to submit a statement of expenditure. If you are unable to submit the statement within this timeframe, you may request a single extension of up to 12 months for valid reasons. The application for an extension must be submitted before the deadline for submitting the statement.

The grant requires you, for a period of 96 months within the 10 years following the date of submission of the statement, to let the property directly to people in need of housing, including with the support of non-profit organisations that carry out social housing mediation activities, or by making it available to those same organisations. 

These options are mutually exclusive and may be combined to fulfil the 96-month period.

You must draw up the tenancy agreement in accordance with Law 431/1998, applying a subsidised rent equal to the market rent reduced by 15 per cent. Calculate the market rent on the basis of the provincial provisions approved by Provincial Council Resolution No. 1060 of 10 July 2026.

Who it's for

You may apply if you are a natural person who owns or co-owns property units situated within the province of Trento. 

The properties on which you are carrying out the works must fall within cadastral categories A/2, A/3, A/4, A/5, A/6 or A/7, or be converted into dwellings falling within the aforementioned cadastral categories. The renovation works are set out in Annex A ‘Types of eligible renovation works’ of the Criteria. 

You may submit only one application for a maximum of 5 dwellings, even if they are located in different buildings.

Please note that as at 7 August 2026, the properties must not be let. 

What to do

When completing the online application for each property for which you are applying for the grant, you must attach the following documents:

  • the list of works, which can be downloaded from the forms section, or the explanatory report attached to the project submitted to the local council;
  • for expenses already invoiced, a copy of the invoices dated from 7 August 2026, made out to the applicant incurring the expense and bearing the Unique Project Code (CUP): C48J25000420003.
    If the invoices relate to expenditure for more than one property, the amount attributable to each property must be clearly indicated by means of a specific note on the invoices themselves;
  • for expenses not yet invoiced at the date of submission of the application, the quotations or cost estimates, which must also include tax and social security contributions for the purposes of recognising the relevant expense. If the quotations or cost estimates show the same expenses, cumulative expenses for several properties, or expenses for which the invoice is attached to the application, the relevant amount must be clearly indicated by means of a specific note on the documents themselves;
  • the summary statement of expenses, which can be downloaded from the forms section; 
  • any expression of interest in taking charge of the dwelling issued by one of the non-profit organisations operating in the area (this documentation is required to apply for an increase in the grant).

If you are submitting the application as a co-owner, you must attach a power of attorney from the other co-owners interested in the grant or a letter of consent from the other co-owners who are not interested in the grant.
