Description
This is a capital contribution granted for renovation works (extraordinary maintenance, restoration, conservative renovation and building renovation) on real estate units owned by non-profit entities for the purpose of renting them out at moderate rents to persons with housing needs.
The grant amounts to 40% of the eligible expenditure.
The minimum amount of expenditure eligible for the contribution is €15,000 for each building unit resulting from the renovation work.
The maximum expenditure allowed for each building unit, including the relevant appurtenances and any share of expenditure on the common parts of the building, is defined in the implementation criteria according to the type of intervention and the habitable useful surface area.
Restrictions
In order to maintain the contribution, non-profit entities must:
- retain full and exclusive ownership and not change the zoning use of the real estate unit subject to the contribution
- rent the contributed real estate unit to persons with housing needs.
The aforesaid restrictions run, for each property unit, from the date of the first lease agreement and for the following periods
- 20 years in the case of a grant disbursed in excess of €200,000;
- 16 years in the case of a grant of between Euro 80,000 and Euro 200,000;
- 12 years in the case of a grant of less than €80,000.
The non-profit organisations must also identify the persons with housing needs in accordance with the implementation criteria and enter into the relevant lease agreements within 12 months from the date of submission of the financial statements or from the date of termination or non-renewal of the previous lease agreement.
